Housing Shortages and Self/custom Build

  • A self/custom build policy was adopted in the Petersfield Neighbourhood plan.
  • A strategy to create below market priced homes to Petersfield began.


Community Action

  • A group of local people incorporated Petersfield Community Land Trust.
  • Over the next 2 years, the Trust was awarded £144,000 of government funding.

Growing Membership

  • Petersfield Community Land Trust is run by the community for the benefit of the local community. 
  • Members have a say in the democratically run organisation and can vote at the AGM.
  • Membership open to anyone who supports the Trust's objectives and who has a local or work connection.

  • A site architect and a project manager were appointed.


  • The planning application for affordable self/custom build at Reservoir Lane was brought to pre-application stage.

Public Consultation

Throughout February 2021 Petersfield CLT collected local feedback on the proposed site plans and affordability approach at Reservoir Lane via a well attended online consultation evening and a local survey.

Outline planning - Success!

A resolution to grant Petersfield CLT outline planning at Reservoir Lane has been made by South Downs National Park Authority in January 2021.  This site plan for 10 plots including 2 affordable homes can be downloaded here.


An online project update meeting in which directors of Petersfield Community Land Trust presented the scheme and took questions from the public was held on 1st February 2022 can be re-watched again here on you tube:

Design code, green incentives scheme and allocations policy to be published.

The following items are being prepared:


  • A design code that will direct the development as a whole into enhancing and conserving the local area.


  • A green incentives scheme that will support and reward high performance, low energy homes at Reservoir Lane.


  • An allocations policy which will detail the way in which plots at Reservoir Lane will be marketed, bid/applied for and allocated..




Raise finance for site infrastructure.


A number of finance options are being assessed at present for the development costs at Reservoir Lane.


Renewables study for heat and power on site.


Petersfield CLT have been awarded a grant of £40,000 which is currently enabling a detailed study into the heat and power demand at the development at Reservoir Lane, and the ways in which these demands might be renewably met. This is with a view to enabling the installation of renewables infrastructure as appropriate.
